A good refresh might well be cheaper than a crate engine. How much work do you want to do yourself? Minimum if you bought a reman short block, from one of the vendors you mentioned, perhaps you could take the heads to a local machine shop for a valve grind and re-fresh then put it all together and be back up and running without too much money out. Let us know what you go with and your experience with said company, etc.
I did a 390 for a 1976 f150 with a local machine shop when I was down in Louisiana at work, total with me assembling engine (plasti-gauge, rings, etc., all of it from a pile of parts) including new cam, lifters, 4bbl intake and carb, I was at about $3500. This was in 2010 though so prices might be a bit different now. This was cuz the 360 that had been in there died like seized up, so needed basically new everything. Block, crank, rods, pistons, heads, etc. Ran great after that. Cam was a mild Comp for low end torque. It sure was snappy compared to the old 360 lol.
