I've lived in Levelland, just 30 some miles west of Lubbock for 6 years. Excellent medical in Lubbock. Great retirement spot, IMO. Price is right. Everything is less that Cali. No Income tax, gas $2.65 a gallon. I'm a Van Diego, Vantee Refugee. Could not afford the Fleet in Cali.

Pops was born the 3rd of 4 kids on a 100 acre dry farm just north of Lubbock, in Anton Texas in the 1920's. The only kid to be born in a hospital. Straight into Marines, graduating out of Anton HS at 17, asap after Pearl Harbor. Alumni, Chosin Few. Semper Fi Dad.

Pops loved Texas. Got a pic of him in Mentone, smiling ear to ear, with his cowboy hat on. Mentone is like really the middle of nowhere. The Pecos isn't really a real river anymore there. You can jump over it. Makes Lubbock look lush. LOL . Anyway, I digress.

Homes pricewise around here are at 1991 Escondido, Ca levels, with appreciation here in my experience of $5000 per year for over 6 years on a 1367sq ft. Brick 3/1-1/2/1 on a 60'X152' lot, built in 1964. 2015 purchase with a $84000 $0 down USDA loan. Awesome program for a Used Tilestter. So. Now. Rolling the balance over from 4.5% APR, 21 years left, into a conventional 15yr @ 2.52% APR. Even with 3 Vans and a boat parked in front. Ha! God willing, and the creek don't rise.

Man I tried so hard to convince the wife that this should be the future home of the "Phillips Clown Ranch", but she wasn't having any of that mess. The house we are selling in VA cost us around $140,000 when we bought it in 2006 and we still owe about $100,000 on it. .3 acre lot, cape cod style home, 3 bed (technically 4 but they won't count the 4th with no closet) and 1.5 baths. Full unfinished basement, retirement community. Compared to this land in TX, 35 acres of prime Tejas real estate for $133,000 right in the middle of somewhere. Man I'd love it personally. Just think of how many vans I could park on that lot! And the size of garage I could build!

I'm the same. VA is my home. I've been all over and haven't been anywhere as beautiful as my Blue Ridge Mountains yet. I will say as much as I hate to admit, I've thought a lot about leaving my great state.
